Succeeding in investments and placements in the business world starts with a simple observation: the perception of security does not always coincide with actual risk. A euro fund with guaranteed capital suffers from inflation erosion, while a poorly diversified equity ETF portfolio exposes one to underestimated volatility. Identifying this discrepancy is the first step before any arbitration.

Distinguishing liquidity, security, and yield before any placement

These three functions are often confused. A regulated savings account ensures immediate liquidity, but its real yield (after inflation) can turn negative. A euro fund in life insurance protects capital, yet does not generate significant long-term performance. A listed stock or a share in a real estate investment company (SCPI) aims for yield but exposes capital to fluctuations.

Before choosing a support, one saves time by categorizing each euro according to its role: precautionary savings available within 48 hours, capital to preserve for a medium-term project, or money that can be locked away for several years in search of performance. Each euro must have a clear function in the wealth.

It is by cross-referencing the information from Le Meilleur Placement with one’s own tax and wealth situation that one identifies the supports suitable for each pocket. A relevant investment for a self-employed person building their retirement is not necessarily suitable for an employee preparing for a real estate purchase in three years.

ETFs and stocks: why individuals are changing their behavior in the stock market

The number of active individual investors in the markets and transactions on ETFs have significantly increased in recent years. ETFs are concretely transforming savings behaviors because they offer simple index access, with very low management fees compared to traditional funds.

On the ground, it is observed that many new investors buy a global ETF or a sector ETF without considering the entry timing. Recently, savings flows have shifted from fixed-income products to equities, meaning households are investing more in stocks even as valuations may decline in the short term.

The trap of poor timing on ETFs

Investing a large sum all at once at a high point exposes one to a lasting latent loss. A scheduled payment approach (monthly regular investment) reduces this risk by smoothing the average purchase price. Volatility is not eliminated, but one avoids concentrating all risk on a single date.

Returns vary on this point: some investors prefer to deploy their capital quickly to increase time spent in the market. The right answer depends on risk tolerance and investment horizon. An ETF held for less than five years remains a bet, not an investment.

SCPI and real estate: rental yield without direct management

SCPI (sociétés civiles de placement immobilier) allow access to the yield of tertiary or residential real estate without buying a property directly. One can invest from a few thousand euros, receive quarterly income, and the management company takes care of acquisition, maintenance, and leasing.

In practice, several points deserve verification before subscribing:

  • The financial occupancy rate: a high rate means that the premises are effectively rented and generating regular rents
  • Subscription and management fees, which can absorb a significant part of the announced gross yield
  • The liquidity of the shares, as reselling an SCPI often takes several weeks, sometimes several months depending on the secondary market
  • The geographical and sectoral diversification of the real estate portfolio held by the SCPI

An SCPI is not a liquid investment, and its past yield guarantees nothing. It is positioned over a horizon of at least eight to ten years to absorb real estate cycles.

Multi-support life insurance: articulating security and performance in the same contract

Life insurance remains the most used wealth vehicle in France, and for a practical reason: it allows combining euro funds (guaranteed capital) and units of account (stocks, bonds, SCPI, private equity) in the same contract, with favorable taxation after eight years of holding.

The common mistake is to leave the entire capital in the euro fund out of a reflex of caution. The French preference for secure investments creates a real risk of long-term under-investment. When the yield of the euro fund no longer compensates for inflation, the purchasing power of the capital decreases each year without the saver realizing it.

Building an allocation suited to one’s horizon

An operational allocation starts from the date when one will need the money:

  • Need in less than three years: majority in euro funds, possibly complemented by short bonds
  • Need in five to ten years: mix between euro funds and diversified units of account (ETFs, SCPI in life insurance)
  • Need beyond ten years: a majority share in units of account allows aiming for a yield superior to inflation, accepting temporary fluctuations

One rebalances one to two times a year to return to the initial target. When stocks rise, one sells part of them to buy back euro funds, and vice versa. This disciplined mechanism prevents the portfolio from drifting towards a risk profile that one did not choose.

A simple portfolio, understood by its holder, will almost always outperform a random accumulation of chosen supports. It is the coherence between the horizon, the level of accepted risk, and regular monitoring that determines the final result.
